Conceptual Site Planning for Commercial and Residential Real Estate Developers and Brokers:
I specialize in quick turn-around conceptual site plans. I can have site plans in presentation form usually in 2-3 days avg., depending on acreage and detailed information to add, with attention to civil engineering disciplines and local zoning restrictions. When designing I consider acreage, access, utility and access easements, contour of land, detention needed, slopes, building and landscape setbacks and stream buffers. I’ll do what’s necessary in order to properly prepare a site plan on time.

I can create a 2d site plan (color and an aerial location plan if desired) showing usage of the land for a project including the building, parking, detention, access.  These conceptual plans would be for real estate developers and real estate brokers looking to submit a plan for proposals.  Can also provide quick turn-around plans (usually in a few hours or less) for leasing agents looking to show building space to prospective renters.  

I have nearly 20 years of experience in Autocad and 8 years in conceptual site planning. Pricing varies for straight cad work vs. pre-engineering a site. After concept plan is agreed upon, it should then be handed off to a civil engineer for specific civil design. I am not a licensed P.E. I'm here to save you money in the early design stage. Typ. delivery is in PDF w/ acad dwg file. I will print to any size for presentations and mount on foam board if desired.
