Description: Hi,

 We are looking for someone with good architecture and drafting skills to help make our dream home a reality.

We have a basic concept of priorities put together and now need the services of someone to put it into workable and practical floor plan.

We intend to use a system here in Australia called Eco – Block
which originated in the USA.
We require a extremely energy free home (minimal heating & cooling)
Double glazed PVC windows ( Rehau )

The plan is to also include outside area design which will include in ground outdoor pool area, to be easy accessed from the main home.

We have soil tests, land contour survey, to scale site plan and a sample floor plan all available in PDF format.

We are looking for someone preferably up to date with the building code in Victoria, Australia.

We will be looking for 3D, 2D samples along with electrical plan, kitchen and bathroom design.

Will need to have good skills in practical layout and design to suit home with children in mind.

Home will be approx  600 m2 including 2 car garage with outdoor under roof living area.

Only competent need apply to help.

Description: We are in the creative phase of building a house.  We have an existing floorplan and 3d model for it, but we would like to hire an architect or house designer proficient with Chief Architect X2 to design a nice facade, entry, and roof for it.  The end product should be the modified file.

The current Chief Architect X2 file is attached below.

No landscaping is needed at this time.  We are not hiring for blueprints at this time, just for someone to play around in Chief Architect X2 for about a day and flesh out our design to look nice from the outside so we can decide if this is the way we really want to go.

Specifically we are looking for:
 * Facade design
 * Entry design (geting up the 3' to the front entrance)
 * Windows (no vendor specific windows please)
 * Northern roof line
 * Driveway, if part of entry design
 * Walls/fences/etc, exterior to the house, if needed.

We are looking for a creative solution.  We live in Hawaii, and the design should be appropriate for that area.  We are using ICF, so curves are welcome.

The exterior doors may be moved.

Restrictions/Info:

* House is a walk out basement, with upper floor about 3' above grade.
* The plan shows a square box to the north that will eventually be a second house; just ignore that area.
* Do not alter the grading.
* Do not substantially alter the floorplan, (don't rearrange the rooms), but feel free to alter the walls at the entrances.
* We want a "side yard" E side of the house, that is why the house is so far left
* The driveway approach will be 10' wide coming to the house as shown, made of gravel.
* The roof is salt box because the south side will have solar panels.  Please do not alter the southern roof.  The house may be rotated to face more south if you can figure out a way to do this nicely.
* The house must be at least 16' away from the drop off
* Note NORTH IS NOT UP!  North is shown on the plan.
* There is an ocean view 100-120 degrees east of north
* South is a forested area
